



Santa Fe Ranch - Offering Memoradum (OM)
Visual Design | Branding | Investor Presentation Strategy
Following the success of our Broker Opinion of Value (BOV), I designed the Offering Memorandum (OM) for Santa Fe Ranch—a 320-unit multifamily property in La Costa, California. The OM was distributed to 171 investor groups and played a critical role in generating interest during the property’s 25 days on market, ultimately leading to 36 property tours and a competitive bidding war that resulted in a successful sale.
The Offering Memorandum is a key marketing piece sent to qualified investors, providing an in-depth look at the asset’s financials, market positioning, and investment potential. My goal was to expand on the visual identity established in the BOV and elevate the design into a refined, professional brand for the property—building trust and excitement among potential buyers.
Working closely with an art director throughout the process, I created a 75-page book presentation that emphasized:

Visual hierarchy – to guide investors through complex data and narrative seamlessly,

Consistent branding – through careful use of typography, layout, and a defined color palette,

Cohesive storytelling – blending strategic content with strong visuals to communicate value.
The OM was designed to not only inform but inspire confidence—showcasing the asset as a premier investment opportunity. I incorporated enhanced design elements, custom layouts, and branded visual motifs to give the property its own distinct identity. This visual consistency created a sense of professionalism and polish that stood out to institutional buyers.
Outcome:
The design and presentation of the Offering Memorandum directly contributed to the property's strong market performance. Our ability to communicate value both clearly and compellingly helped drive investor competition. The result: multiple offers, a bidding war, and a successful sale for our client, Nuveen.
