Santa Fe Ranch - Broker Opinion of Value (BOV)

Visual Design | Branding | Presentation Strategy

Santa Fe Ranch is a 320-unit apartment community located in the highly desirable La Costa neighborhood of California. This project was especially significant—it marked the only asset of its size to be brought to market within a 5-mile radius in the past 15 years.

I was tasked with designing a Broker Opinion of Value (BOV) presentation for our team at Walker & Dunlop. The goal of the BOV was to win the client’s confidence—Nuveen, a major institutional asset manager—and position our team as the best choice to sell the property. The book needed to:

  1. Provide a realistic valuation of the property,

  2. Articulate why our team was uniquely suited for the assignment, and

  3. Present a compelling strategy for marketing the asset.

Given how rarely properties of this caliber come to market, it was essential to create something that truly stood out. Our team emphasized custom design, thoughtful research, and storytelling through visuals to make a lasting impression. My design direction pulled from the property’s coastal location and high-end appeal. I created a calming, professional color palette of complementary blues and tans, supported by a three-font system that established clear visual hierarchy while maintaining cohesion throughout the document.

I developed a flexible layout that gave the book a clean, sophisticated look—essentially branding the property through design. Consistency across typography, color, and spacing ensured the document felt unified and premium. This approach helped bring the content to life and underscore the professionalism and care our team brings to every project.

Outcome:
Nuveen selected our team to represent the asset—citing our thoughtful approach, strong track record, and impactful visual presentation. I then designed the Offering Memorandum, distributed to potential investors, using the same visual language to ensure brand consistency and polish.

This project reinforced the power of design in building trust, shaping perception, and closing high-stakes deals.
