



Park 12 - Broker Opinion of Value (BOV)

The Park 12 BOV was created to position our team as the strongest choice to sell one of the most recognizable and luxurious high-rise assets in Downtown San Diego. With 438 units and panoramic views of Petco Park, Park 12 stands as a premier Class A multifamily property in a prime urban location. Given the scale and visibility of this asset, it was essential to underscore our team’s #1 ranking in selling trophy assets in San Diego, while also emphasizing the depth of experience and national reach of the Walker & Dunlop platform.
This BOV was crafted for Greystar, a longstanding client and one of the largest real estate developers and operators in the country. Because of our existing relationship, it was important that the design reflected a deep understanding of their branding, tone, and expectations—delivering a final product that felt like a seamless continuation of their brand, but with our own elevated twist.
A key component of this project was the need to offer two distinct sale strategies:

Selling the asset as a whole.

Splitting the offering into the high-rise tower and the podium portion.
This created a complex storytelling and data visualization challenge. I worked to present each option in a clear and digestible format, using structured layouts and visual hierarchy to make even the most data-heavy spreads feel clean and intuitive. I utilized Park12's established branding palette and typography as a base, then added consistent design elements throughout to bring cohesion, clarity, and polish.

Creating custom charts and graphics to clearly display financial breakdowns and comparisons between sale options.
Outcome:
The final book was a strategic balance of branded familiarity and thoughtful innovation—a compelling, visually sophisticated piece that not only communicated the depth of the opportunity but also reinforced our team’s reliability, creativity, and national reach. It supported our efforts to maintain and grow our relationship with Greystar, while showcasing our ability to thoughtfully handle high-stakes, high-impact assets in one of the most competitive markets in the country.
