Olympus Corsair - Offering Memorandum (OM)

The Olympus Corsair Offering Memorandum was built to showcase a 360-unit luxury community in Kearny Mesa, San Diego. The client’s goal was to emphasize not just the asset itself, but also the exceptional location—surrounded by some of San Diego’s best dining, retail, nightlife, and top employment hubs. My design challenge was to create an offering book that felt elevated, cohesive, and professional, while also bringing a modern and playful touch to reflect the lifestyle appeal of the property.
We built an 85-page book that emphasized intentional pacing and thoughtful layout, allowing the content to breathe and the photography to take center stage. Using a limited color palette and engaging typography, I created a layout system that was easy to navigate and made the full story—from location to amenities—visually inviting and digestible for investors.
To highlight both the physical asset and the surrounding area, I designed a variety of custom spreads featuring:

The property itself offered top-tier amenities, and it was important to match that quality in the design—so I focused on spacing content with high-end photography to elevate the perceived value of both the asset and the area. Every element—from color to copy hierarchy—was designed to help investors feel this was a special, one-of-a-kind opportunity in a growing and desirable San Diego submarket.

The final design delivered a refined, visually-driven Offering Memorandum that successfully conveyed both the strength of the asset and the vibrancy of the location. By combining professional polish with creative layout work, we were able to draw attention to the full story behind the deal and position Olympus Corsair as a standout opportunity in a competitive market.
