LA 15 - Offering Memorandum (OM)

Geometric Aesthetic | Storytelling Design 

The LA 15 Portfolio Offering Memorandum was designed to present an exceptionally rare opportunity: the acquisition of a 15-property, 335-unit multifamily portfolio located across five highly desirable neighborhoods in Los Angeles. These assets had been held by the same ownership for over 40 years, making this an incredibly unique moment to enter—or expand within—the LA market. The properties offered significant value-add potential through renovations and ADU (Accessory Dwelling Unit) implementation, key factors that would elevate long-term returns.

The design challenge was to balance the sheer scale of the offering with a clean, digestible presentation that would resonate with investors. To address this, I structured the book with a consistent multi-spread layout for each asset, making it easy for readers to navigate between properties while keeping the flow and hierarchy intact. Each section included tailored neighborhood insights, investment highlights, and detailed financial information presented in a palatable, investor-friendly format.

I used a palette of blues and soft neutrals, paired with geometric design elements, to create a modern yet grounded aesthetic—aligned with the Managing Director’s vision for something clean, cohesive, and professional. The layout prioritized clarity and readability, with a strong emphasis on consistency across all 15 assets, despite the book’s large scope.

Design priorities included:

  1. Highlighting the trophy nature of the portfolio while making the data easily accessible.

  2. Weaving in storytelling about the long-term ownership, and why this was such a rare and valuable opportunity.

  3. Maintaining visual harmony across nearly 100 pages of dense content, ensuring no spread felt overwhelming or cluttered.

Outcome:


The final product was a streamlined and visually compelling book that made a complex and layered offering feel both approachable and exciting. The clear presentation and cohesive branding helped underscore the depth of the opportunity, while also establishing our team’s strength in handling portfolio-scale offerings with precision and creativity.

This project reflects my ability to translate large, complex datasets into beautiful, intuitive layouts—supporting both storytelling and strategy, and driving investor interest in even the most intricate deals.
